No, although I do ensure the charges are responsible and competitive. The survey fees have been calculated to cover my time spent carrying out the survey which is usually 1-2 hours (not including travel time, arranging access and collecting/returning keys etc) and for my time spent on writing up the reports and associated documents which are all completely individual and tailored to each property and take on average 3-4 hours. The fee costs also go towards the company overheads.
I offer an independent service and therefore do not acquire any financial benefit from any work that I may recommend, which ensures you are receiving a completely honest and unbiased report. If works are required you will have a recommended method and idea of cost prior to approaching a contractor.
If a contractor is offering a free damp survey it is not in their interest to not find a problem and they are likely to include a cost in their quotation of works which will also cover the survey costs, knowing that a mortgage company is likely to want all work carrying out that is included on any report you submit. This is why an independent report may work out cheaper in the long run and is usually preferred by lenders.
